Who issues a roof permit in Milton, Florida?

The building permit for a re-roof in the Milton area comes from Santa Rosa County Development Services, whose office is in Milton itself, at 6051 Old Bagdad Highway, Suite 202, on 850-981-7000.

Milton is the county seat and it is also an incorporated city with its own development code, so an address inside the city limits can answer to both. We confirm with the county and with the city before the permit goes in rather than assuming one covers the other. City Hall is at 6738 Dixon Street, on 850-983-5400.

The county takes its permits through the My Government Online system and requires a contractor to be registered with it first, with the state license, workers compensation and general liability on file. That registration is separate from the state license.

What did Hurricane Isaias do to roofs in Milton?

Roofs were blown off in Milton when Isaias came ashore near Destin on October 9, 2026, and further north in the county a gust of 118 mph was measured at Jay. In a town with this much canopy, a great deal of the damage was what fell onto roofs rather than what the wind lifted off them.

A limb that came down and has been cleared away can leave cracked decking and broken trusses behind it, and that is not visible from the yard. A tarp needs no permit. The permanent repair does, from Santa Rosa County, whose office is here in Milton and which is handling roof repairs and re-roofs under expedited permitting. Hurricane Isaias roof damage covers what to do first.

What is different about roofs in Milton?

Milton has the oldest housing stock in Santa Rosa County, including a historic district along the Blackwater River, so there are roofs here with more than one layer already on them and decks made of plank rather than plywood. The second difference is the tree cover. Milton is shaded, and shade changes what fails on a roof and in what order.

What does a roofer look at first in Milton?

How many layers are on the roof and what the deck is made of, and then the valleys. A plank deck is boards laid with gaps between them and will not take a modern fastening schedule the way plywood will. Under heavy tree cover the valleys fill with leaf litter, which dams water back under the courses, so the valleys are where a shaded roof usually leaks first.

What the weather here does to a Milton roof

Milton is inland, so salt is not what ends a roof here. Shade is the local variable, and shade cuts two ways. Less sun on the covering is genuinely good for it. A roof that stays wet for hours after rain, holds organic growth in the granules and collects leaf litter in every valley is genuinely bad for it.

The streaking people assume is dirt on a shaded roof is usually growth, and it holds moisture against the covering. It is not the end of a roof on its own, and it is not nothing either.

Hurricane Isaias took roofs off in Milton in October 2026, and before it Hurricane Sally came through here in September 2020 as wind and a great deal of rainfall rather than as surge, and in a town with this much canopy the damage was as much about what fell on roofs as about what the wind lifted off them. River flooding is a separate problem from the roof and we will not sell you a roof to solve it.

What a re-roof in Milton actually involves

Layers come off first, and on the older houses here there is often more than one. The quote should say how many are priced for and what happens if another is found underneath.

Then the deck, which is the honest unknown in every re-roof and a larger one on an older house. On a plank deck the boards may need sheathing over the top before anything can be fastened to code, and that is a different job at a different price from a re-nail on plywood.

Tree work is worth settling before the roof goes on rather than after. Limbs that overhang a new roof will keep the valleys full and will eventually come down on it. We will say where the problem is. Trimming trees is not roofing work and we do not pretend otherwise.

Which covering suits a Milton roof

Architectural shingle is what most of Milton has and it works here. Algae-resistant shingle is worth the conversation under heavy shade, because growth is the local pressure on the covering. A three-tab shingle is not a sensible choice anywhere in this part of Florida and we do not offer it.

Metal sheds debris better than shingle does, which is a real advantage under a canopy, and it does not hold growth the way a granular surface does. It costs more at the outset.

On a historic house the covering may be constrained by more than your preference, which is a question to settle with the city before anything is ordered.

How long a roof lasts in Milton

The covering sets the limit here rather than the hardware, and shade moves the answer in both directions at once. Less ultraviolet, more damp.

Valleys and the north-facing slopes are where a shaded roof finishes first, which means the roof does not wear out evenly and the worst slope is often not the one you can see from the road.

If the same area has been patched more than once, the patch is not the problem. Something underneath it is.

Insurance and your Milton roof

Florida carriers underwrite on roof age, and an older roof is now a common reason for a non-renewal notice rather than only a higher premium.

A wind mitigation inspection records the decking attachment, the covering rating and whether a secondary water barrier is present. A re-roof is the point at which those change, and it is the only point at which they change.

We document the work so that the inspection has something to record. We are not insurance agents and we will not tell you what a premium will do.

What to ask before you sign in Milton

Ask how many layers are priced for, and what the quote assumes about the deck.

Ask whether your address is inside the Milton city limits, and whether both the county and the city have been checked.

Ask whether the valleys are being rebuilt or re-covered, and what is being done about overhanging limbs.

Ask whether the shingle quoted is algae resistant, and ask to see the permit closed at the end.

Where LMS is based, plainly

We are based in Cape Coral, on the other side of the state. We would rather put that at the top of the page than have you find it out later.

The two licenses this company holds, CCC 1335152 and CRC 1334301, are Florida state certifications rather than county registrations. They carry the same weight in Escambia and Santa Rosa counties as they do in Lee County, and licensing is public record, so you can check both before you call. What a state license does not tell you is how far away the contractor sleeps, and that is a fair thing to ask about. Ask it on the phone and we will answer it straight.

What we do in Milton

In this part of Florida we do roofing only. Roof replacement and roof repair. The remodeling, additions, outdoor spaces and restoration work on the rest of this site is Southwest Florida work and we do not offer it here. It is a shorter list than some contractors will give you, and it is the honest one.
