Which room is worth remodeling first?
Kitchens and bathrooms are often the best places to start. They get heavy daily use, tend to show their age sooner, and can have a major impact on how a home looks, functions, and feels. That said, necessary repairs come first. If there is an active leak, water damage, an electrical concern, or another condition that could cause further damage, we recommend addressing that before cosmetic improvements.
What makes a bathroom last?
Good waterproofing and proper ventilation are two of the most important parts of a bathroom remodel, and much of that work is hidden once the room is finished. A bathroom can look beautiful on the surface, but if the shower assembly is not properly waterproofed or moisture is not adequately ventilated, problems can develop behind the finishes. We pay attention to the parts you will not see because they have a major impact on how well the bathroom performs over time.
Can you remodel one room at a time?
Absolutely. We can renovate a single room or coordinate work across multiple areas of the home. If you are living in the house during construction, we will discuss sequencing with you and plan the work to reduce disruption as much as practical while keeping the project moving efficiently.
How long will my kitchen be out of use?
Many kitchen remodels take several weeks, but the timeline depends heavily on the scope of work. A straightforward renovation can move relatively quickly, while projects involving structural changes, custom cabinetry, major layout changes, or relocating plumbing and electrical systems can take longer. Before work begins, we will review the scope and give you a realistic idea of what to expect so you can plan around the construction.
Do you handle plumbing and electrical?
Yes. LMS manages the complete remodeling project, including the plumbing, electrical, and mechanical work required. Specialty trades such as plumbing, electrical, and HVAC are performed by the appropriate trade subcontractors and coordinated through LMS. Much of the remaining construction work is performed by our own team, depending on the size and scope of the project.
Can you repair storm damage inside my home?
Yes. Interior reconstruction after hurricanes, water losses, and other property damage is an important part of what we do. We can repair damaged drywall, flooring, cabinetry, trim, ceilings, and other interior components, and coordinate more extensive reconstruction when needed. What does a remodel cost?
The first visit is free. We come out, look at the space, talk through what you want, and you decide whether you want to work with us. We can give you a ballpark figure while we are there. An accurate proposal is paid work. To put a real number on a remodel we have to understand the scope, examine the existing structure, look for problems hiding in it, work out what code and permitting require, go through materials and design choices, and settle which trades are involved. That is pre-construction work and it takes real time. The fee is a percentage of the job, agreed with you at that first visit, and all of it comes off your final invoice. We charge for it because the alternative is worse. A number built on assumptions is either too low and grows through change orders once the work has started, or padded to cover everything nobody checked. Our proposals go through the scope more thoroughly than most, and that is what you are paying for: fewer surprises later.
