LMS stands for Let Me Serve. The name was chosen deliberately. Construction is ultimately a service to the person trusting us with their home or property. That means giving straightforward answers, explaining the options, documenting the work, and taking responsibility for the project from beginning to end. We want our customers to understand what we are doing, why we are doing it, and what it will cost.

Over two decades of construction experience

Owner Zack Seevers brings over two decades of hands-on construction experience to LMS Construction and Roofing. He also brings more than 14 years of insurance adjusting experience. That background provides a valuable perspective on hurricane, water, fire, and other property losses, particularly when it comes to recognizing damage, documenting conditions thoroughly, and preparing construction estimates that clearly describe the work required. On insurance- related projects, LMS remains focused on its role as the contractor: evaluating the construction, documenting damage, developing the scope of work, and properly restoring the property.

Licensed in Florida

LMS Construction and Roofing operates under two Florida contractor licenses held by Zack Seevers. Certified Roofing Contractor, CCC 1335152. Certified Residential Contractor, CRC 1334301. Contractor licensing is public record, and we encourage homeowners to verify the license of any contractor they are considering. Our license information can be confirmed through the Florida Department of Business and Professional Regulation.

Tile roofing certification

Zack also holds Tile Roofing Industry Alliance manual certification, which covers the code requirements for installing concrete and clay roof tile. It is held by the individual rather than the company, and it is renewed every two years. His current certification runs to January 2027. Tile is most of what goes on a roof in this part of Florida, and the details that decide whether a tile roof lasts are the ones the manual is about.

Clear costs and written changes

We believe customers should understand where their money is going. On projects performed under a cost-plus agreement, costs and contractor fees are clearly identified rather than being hidden inside a single unexplained number. When the scope changes, those revisions are documented through written change orders before the additional work moves forward. Other projects, including many roofing jobs, may be performed under a fixed written proposal based on the agreed scope of work. The goal is the same in either case: clear expectations before the work is performed, and fewer surprises at the end.

Owner-led from start to finish

LMS is an owner-led company. Zack holds the contractor licenses, stays directly involved in the work, visits active projects, and remains accountable for the finished product. You are not hiring a salesperson who disappears after the contract is signed. There is a team behind the company, but responsibility for your project ultimately has a name attached to it.

How we manage the work

Different projects require different combinations of our own team and specialized subcontractors. Licensed trades such as electrical, plumbing, and HVAC are performed by the appropriate trade contractors. Depending on the project, other portions of the work may be completed by our own team or by subcontractors we coordinate and manage. Either way, LMS remains responsible for managing the project, communicating with the customer, coordinating the work, and making sure the different pieces come together correctly.

Code is the starting point

Florida Building Code establishes the minimum requirements for construction. We view compliance with those requirements as the starting point, not the entire conversation. When there is an opportunity to use a better detail, material, attachment method, waterproofing system, or other construction approach that we believe will provide meaningful value, we explain the option and the additional cost. Then you can make an informed decision about what makes sense for your property.

Protecting an occupied home

Remodeling an occupied home requires more than completing the construction itself. When the scope of work creates significant dust or debris, we use appropriate containment and filtration methods, which may include ZipWall containment systems and air scrubbers, to help isolate the work area from the rest of the home. We also discuss sequencing before work begins so you know which areas will be affected and when.

Local and family rooted

Cape Coral is home. Zack and his wife are raising their seven children in Southwest Florida, and LMS was built here to serve the communities where we live and work. From our home base in Cape Coral we serve customers throughout Southwest Florida and take on select projects across other parts of Florida, extending north through areas such as Daytona Beach. Our work regularly takes us through Lee, Charlotte, and Collier counties, including Cape Coral, Fort Myers, Port Charlotte, Punta Gorda, and Naples, with a broader service area available depending on the type and scope of the project. Permitting and inspection requirements vary from one jurisdiction to another, and our experience working across multiple Florida communities helps us navigate those differences as part of the construction process.
