What the range does not know
- How many layers of covering have to come off, and what the dump fees are for them.
- What the decking looks like underneath. Nobody can see the decking until the covering is off. This is the honest unknown in every re-roof, and it is where two quotes that looked close end up thousands of dollars apart.
- How the roof meets its walls, chimneys, vents and skylights, and whether that flashing can be reused or has to be rebuilt.
- What the current code requires for your address, your wind zone and your permit authority.

How this is worked out
- Footprint. Living square footage is divided by the number of stories, which gives the area the roof has to cover in plan. An attached garage is added on top of that at 220 square feet per car space, ten feet by twenty-two, because a garage is under roof but not under air and so never appears in the square footage on a property record.
- Eaves. A one-foot overhang is added around the whole perimeter. The perimeter is estimated from the footprint on the assumption of a house half again as long as it is wide, which is close enough for most Florida single-family plans.
- Pitch. The plan area is multiplied by the slope factor for the pitch, which is the length of the rafter divided by its run. A 5 / 12 roof is
1.083; a 12 / 12 roof is1.414. - Waste. A buffer is added for cuts, starter, ridge and the offcuts that never make it onto the roof — ten percent on a typical roof, less on a simple one, more on a complex one.
- Squares. The total is divided by one hundred and rounded up, because material is bought in whole squares.
Every one of those steps is an assumption about a house this calculator has never seen. A measured roof is the only number worth signing.
A new roof in Cape Coral and Southwest Florida is priced by the square — one square being one hundred square feet of roof surface — and the roof is always bigger than the floor beneath it. Installed cost generally runs $500 to $750 a square for architectural shingle, $800 to $1,100 for 5V crimp metal, $1,200 to $1,700 for standing seam metal, $1,000 to $1,500 for concrete tile and $1,500 to $2,200 for clay tile. A 2,000 square foot single-story house with a two-car garage and a 5/12 pitch comes to about 32 squares. The estimator below does that arithmetic for your house.
Those are ranges, and they are ranges on purpose. What a roof actually costs depends on things that cannot be seen from a desk — how many layers have to come off, what the decking is like underneath, and what the roof has to be flashed around. Why the answer is a range and not a number
Anyone can give you a number. The question is whether the number survives contact with the roof. Four things move it after the estimate is written, and none of them can be known from the street: how many layers of old covering are up there, what the decking is like once it is uncovered, how many penetrations and wall junctions have to be flashed individually, and what current code requires that the old roof did not have. Two quotes thousands apart are usually two different jobs, and the cheaper one is often the one with those unknowns left out.
What the estimator is actually doing
It takes the living area of the house, divides it by the number of stories to get the footprint, adds about 220 square feet for each garage space under the same roof, and adds a twelve-inch eave around the perimeter. Then it multiplies by the slope factor for the pitch — a 5/12 roof has about 1.083 times the surface of the flat area under it — and adds eight to fifteen percent for waste and cuts depending on how complicated the roof is. That total, divided by one hundred and rounded up, is the number of squares. If you do not know the pitch it runs the sum twice, at 4/12 and at 8/12, and shows you the wider answer.
What to do with the number
Use it to sanity-check the quotes you are given. If a quote comes in far under the bottom of this range, ask what has been left out of it. If it comes in far over the top, ask what your roof has that a normal roof does not — there may be a good answer. Either way the useful question is not what the number is, but what scope is behind it.

Does the estimate include tear-off and decking repair?
The ranges are for the installed covering on a normal re-roof. Tear-off of a single layer is usually part of that; additional layers are not. Replacing rotten or soft decking cannot be priced before the covering is off, because nobody can see it until then. Ask how replacement decking is charged before you sign anything, ours or anyone else's.
