Who issues a roof permit in Gulf Breeze, Florida?

A re-roof in Gulf Breeze is permitted through Santa Rosa County Development Services, at 6051 Old Bagdad Highway, Suite 202, in Milton, on 850-981-7000.

Gulf Breeze is unusual in that a roof here can need one permit or two. The city’s own guidance is that replacing the shingles alone does not require a City of Gulf Breeze permit, but the Santa Rosa County permit is required either way. Changing the roof line does require a City permit as well. So a straight re-roof is one permit, and a roof that changes shape is two.

That is worth knowing before you sign, because the two applications do not run on the same clock. City Hall is at 1070 Shoreline Drive, on 850-934-5100. The county takes its permits through the My Government Online system and requires a contractor to be registered with the county, with the state license, workers compensation and general liability on file, before a permit can be pulled at all.

What did Hurricane Isaias do to roofs in Gulf Breeze?

The peninsula took some of the highest gusts measured anywhere in the storm: about 116 mph on Santa Rosa Sound near Oriole Beach when Isaias came ashore near Destin on October 9, 2026. Homes in Gulf Breeze took wind damage, the Pensacola Bay Bridge and the Bob Sikes Bridge were closed, and an RV was blown over onto US 98 on the way to Navarre.

On a roof surrounded by salt water, wind damage and corrosion meet at the same place: the flashing and the fasteners. A storm that loosens metal that was already corroding leaves a roof that leaks in the next heavy rain rather than on the day. A tarp needs no permit. The permanent repair does, from Santa Rosa County, which is handling roof repairs and re-roofs under expedited permitting. Hurricane Isaias roof damage covers what to do first.

What is different about roofs in Gulf Breeze?

Gulf Breeze sits on a narrow peninsula with Pensacola Bay on one side and Santa Rosa Sound on the other. Almost every house here is close to open water, and the salt arrives from two directions rather than one. There is no inland half of the town to retreat to. The second difference is the tree cover: mature live oaks hang over a great many roofs here, which keeps them damp and drops limbs on them.

What does a roofer look at first in Gulf Breeze?

The metal, before the covering. Fasteners, flashings, drip edge and vent collars corrode from salt in the air well before the shingle or the panel above them looks worn. A Gulf Breeze roof that still looks sound from the street can be held down by hardware that is not sound, and that is the failure we are looking for first.

What the weather here does to a Gulf Breeze roof

Water on two sides means salt in the air almost all of the time, and salt does its work on the hardware rather than on the covering. That is the single most important thing to understand about a roof on this peninsula.

The second thing is the trees. Live oaks shade a roof, which cuts the sun load, and shade is not free. A shaded roof stays wet longer after rain, holds organic growth in the shingle granules and keeps leaf litter in the valleys where it dams water back under the courses. Then a storm takes a limb off and puts it through the covering.

Hurricane Isaias put gusts of about 116 mph across the Sound in October 2026. Before it, Sally in September 2020 pushed water and wind through here from the Sound side, and Ivan did the same in 2004. A roof that has been through more than one of them has been loaded more than once, whatever it looks like from the street.

What a re-roof in Gulf Breeze actually involves

The permit comes first and it is worth getting the question of one permit or two settled before the order goes in. A re-roof that keeps the same roof line is a county permit. A re-roof that changes the roof line is a county permit and a city permit, and the city one is the slower of the two to arrange.

On the roof, we price new flashing and new fasteners rather than assuming the existing metal is reusable. On a house surrounded by salt water that assumption is the difference between a roof that lasts and a repair you pay for twice. A quote that says nothing about the metal is not cheaper. It is less complete.

The deck is the unknown, as it is everywhere. Nobody can see it until the covering is off. Fastening, underlayment and the secondary water barrier come up to the code in force at the date of the permit, and the permit does not close until the final inspection passes.

Which covering suits a Gulf Breeze roof

Metal does well here, provided the fasteners, the trim and the edge metal are rated for salt air rather than simply being whatever came on the pallet. On a peninsula this narrow that rating is not an upgrade. It is the job.

Architectural shingle is reasonable and it is what most of the town has. Close to open water it will not reach the same service life it reaches inland, and we will tell you that before you choose it rather than afterwards. A three-tab shingle is not a sensible choice on this coast and we do not offer it.

Where tile is already on a house it can be worked with, and the underlayment beneath the tile is usually the part that has finished rather than the tile itself. Those are two different jobs at two different prices.

How long a roof lasts in Gulf Breeze

The hardware sets the limit here, not the covering. That is the whole answer, and it is why a Gulf Breeze roof often comes off earlier than the same roof would ten miles inland.

Shade from the oaks pulls in the other direction on the covering and the wrong direction on everything else. Less sun, more damp, more growth in the granules, more debris in the valleys.

If the same area of a Gulf Breeze roof has been patched more than once, the patch is not the problem. Something underneath it is.

Insurance and your Gulf Breeze roof

Florida carriers underwrite on roof age, and an older roof is now a common reason for a non-renewal notice rather than only a higher premium.

A wind mitigation inspection records the decking attachment, the covering rating and whether a secondary water barrier is present. A re-roof is the point at which those change, and it is the only point at which they change.

We document the work so that the inspection has something to record. We are not insurance agents and we will not tell you what a premium will do.

What to ask before you sign in Gulf Breeze

Ask whether the job needs one permit or two, and who is applying for each.

Ask whether the quote includes new flashing, new drip edge and new fasteners, or assumes the existing metal is reusable.

Ask what the fasteners and trim are rated for, in writing.

Ask how decking replacement is priced per sheet, and ask whether your community association approves color and material before anything is ordered.

Where LMS is based, plainly

We are based in Cape Coral, on the other side of the state. We would rather put that at the top of the page than have you find it out later.

The two licenses this company holds, CCC 1335152 and CRC 1334301, are Florida state certifications rather than county registrations. They carry the same weight in Escambia and Santa Rosa counties as they do in Lee County, and licensing is public record, so you can check both before you call. What a state license does not tell you is how far away the contractor sleeps, and that is a fair thing to ask about. Ask it on the phone and we will answer it straight.

What we do in Gulf Breeze

In this part of Florida we do roofing only. Roof replacement and roof repair. The remodeling, additions, outdoor spaces and restoration work on the rest of this site is Southwest Florida work and we do not offer it here. It is a shorter list than some contractors will give you, and it is the honest one.
